Sharjah's property market had a strong first nine months in 2026. Real estate transactions came to Dh46.8 billion between January and September, 14% more than in the same period last year, according to the Sharjah Real Estate Registration Department.

Buyers came from 130 countries, and close to 10,000 of them were buying in Sharjah for the first time. Below are the numbers behind the Sharjah property market 2026: where the money went, which areas were busiest, who bought, and what it means if you want to buy property in Sharjah.

Sharjah Property Market 2026 At A Glance

Sharjah Real Estate Transactions In Q3 2026 By Type

The Sharjah Real Estate Registration Department registered 91,560 transactions from January to September, up from 80,320 a year earlier. It also reported a 5.6% rise in trading volume.

Transaction type

Count (Jan to Sep 2026)

Title deed transactions

34,420

Sales transactions

24,749

Initial sales contracts (off-plan)

11,258

Mortgage transactions

3,839

Sales covered 216 areas and 138 million square feet of traded space. Title deed transactions in Sharjah rose 11.2% to 34,420, which tells you completed properties are changing hands more often.

The 11,258 initial sales contracts come from the off-plan property Sharjah market. Buyers usually sign these on new launches before handover, so many of them will turn into title deeds once those projects are finished.

Top Areas For Property Transactions In Sharjah

Muwaileh Commercial had the most deals and the highest total value of any area in Sharjah. Al Bataeh and Al Khan came next.

Muwaileh Commercial property is popular for practical reasons. The area connects to Dubai via Sheikh Mohammed Bin Zayed Road (E311) and sits close to University City, so it draws students, young families and commuters. It was also one of the areas where new projects were registered in the first half of the year.

Al Bataeh came second with 2,728 deals, but they added up to Dh1.8 billion, so the average ticket there was far smaller than in Muwaileh. If you want Al Bataeh Sharjah land or a plot outside the city, it's worth a look.

Al Khan had fewer deals (1,581), but they were worth about Dh2 billion, the highest value per deal of the top three. Mazerah (1,115 deals) and Al Saja'a Industrial (991 deals) complete the top five. Al Saja'a is the only industrial district on the list, which fits with industrial property taking 14% of all sales.

More supply is on the way. Sharjah registered 22 new real estate projects in the first nine months, twice the 11 it had registered by the end of June. Savills says more apartment projects are now launching in what has long been a villa market.

Who Is Buying Property In Sharjah In 2026?

Indian investors in Sharjah real estate spent more than Dh6.8 billion in the first nine months, more than any other expatriate group. Only UAE nationals invested more.

Indians also bought the second-highest number of properties, 2,914 units, behind UAE nationals with 31,250. Syrians came next with 1,738, then Jordanians (1,005), Iraqis (1,001) and Egyptians (997).

Sharjah gained 9,891 new investors in nine months. The biggest group, 4,526 people, came from countries outside the Arab world and the GCC.

Nri Property Investment In Uae: Why Indians Pick Sharjah

For NRIs and Indians already living in the UAE, Sharjah costs less to get into than Dubai, has a large Indian community and allows freehold ownership in approved projects. Savills put average apartment asking prices at about Dh1,010 per sq ft in Q2 2026. That keeps Sharjah near the top of the list for anyone looking for affordable property in UAE for expats.

Can Foreigners Buy Property In Sharjah?

Yes. Sharjah's 2022 freehold law, Executive Council Resolution No. (30) of 2022, lets non-citizens own property outright in approved projects.

So far 52 projects have been approved for foreign ownership, 8 of them this year. More approved projects means more choice of Sharjah freehold property for expats. The buyer base has widened at the same time: buyers came from 97 countries in Q1 2025 and from 130 in the first nine months of 2026.

Off-plan buyers are better protected than before. Under Executive Council Resolution No. 37 of 2024, payments for off-plan homes must go into escrow accounts, a change Savills pointed to in its Q1 2026 report.

Sharjah Property Prices And Mortgage Transactions In 2026

Sharjah mortgage transactions reached 3,839 in the first nine months, worth about Dh10.2 billion, from 31 banks and other lenders. In Q2 alone, Savills counted 51% more mortgage registrations than in Q1 and 30% more than a year earlier.

Asking prices moved the other way and dipped in the first half as new supply came onto the market.

Apartments fell further because so many new apartment projects launched, especially in waterfront and mixed-use communities. Villas are still up on last year, helped by demand in Masaar, Azizi Florence, Al Zahia, Hayyan and Sharjah Sustainable City.

Sharjah vs Dubai property investment

Dubai is the bigger and more international market. Sharjah is cheaper to buy into, quieter and more family oriented, and its freehold market is still opening up. At the moment Sharjah apartment prices are easing while deal values keep rising, which gives buyers some room to negotiate.

Outlook: Should You Invest In Sharjah Property Now?

The Sharjah real estate market growth story looks set to continue into Q4 2026. Transaction value is up 14%, investor diversity is widening, freehold approvals keep rising and mortgage activity is accelerating. At the same time, slightly softer apartment prices give buyers better terms than at the 2025 peak.

The main watch-points are new supply, which could keep apartment prices flat in the short term, and wider regional uncertainty. For long-term end users and yield-focused investors, Sharjah's mix of affordability, freehold access and steady demand makes it one of the UAE's stronger value plays.
