1. Legal Protections & Escrow Regulations

Escrow Account Verification: Before making any payment whether it is down payment or complete payment, ensure the project is registered with the Ministry of Housing and Urban Planning (MHUP). And second thing, never pay directly in the developer’s bank account rather than project-specific Escrow Account. Under Omani law, off-plan projects’ developer payments must be deposited directly into the escrow account and released by the authorities after verified construction milestones.

Defect Retention Provision: One of the best things about these regulations is that 5% of the property value required to be retained in escrow for one year post-handover to cover structural defect repairs.
