Ellington Properties is bringing a pure Grade-A office tower to Business Bay with launch planned for late October or early November 2026 and handover expected around Q4 2030. Known as Ellington Berkeley Tower, it rises G+60 to 62 floors, a minute from Business Bay Metro and Sheikh Zayed Road.
For a developer who has a name on design-led homes, this is a statement move. It arrives just as Dubai's office market is running short of quality space, which makes it one of the most watched commercial launches of the year.

Why are Ellington Properties Constructing Commercial Developments Now?
Dubai's office market is short of quality supply, and Ellington is moving in to fill the gap. Office sales more than doubled to AED 13.1 billion in 2025 and reached AED 15.8 billion in the first half of 2026 alone. Only about 39% of the new office space expected in 2025 was actually delivered.
Ellington spent a decade building only homes, with 21 completed buildings and more than 3,200 units. Its first office project, Eaton Square in MBR City, was announced in August 2025 with 11 single-tenant office floors. The Business Bay tower is the next, much bigger step: a high-rise flagship in one of Dubai's established business districts.
Location: Business Bay, One Minute from the Metro
The tower sits next to Business Bay Metro Station, just off Sheikh Zayed Road. That puts staff and clients on Dubai's main rail and road spine from day one.
- Downtown Dubai and Burj Khalifa are minutes away for client meetings and dining.
- DIFC is a short drive or two stops up the Metro Red Line.
- Dubai Water Canal and Business Bay's waterfront add a lifestyle draw for talent.
- Al Khail Road and Sheikh Zayed Road link quickly to Dubai Marina, Al Quoz and both airports.
For businesses, a Metro-linked Grade-A address in Business Bay is easier to staff, easier for clients to reach and easier to lease out later.

Who Should Invest in Ellington Office Tower, Business Bay?
The tower suits two kinds of buyer: businesses who want to own their sole office address, and investors who want Grade-A stock in a supply-tight market.
For end users: Owning a full or half floor locks in your occupancy cost and gives you a branded commercial unit in Business Bay. Buying off-plan with a 2030 handover also gives time to plan the fit-out and growth.
For investors: Grade-A space in Business Bay is scarce, and new deliveries have lagged demand. A low-density tower from a developer with a strong track record may hold value well. Off-plan purchases typically come with staged payment plans, so capital is committed gradually.
As with any off-plan buy, check the final payment plan, service charges and escrow details before committing.
