Aldar Properties and Mubadala Investment Company have acquired Masdar City Square in Abu Dhabi for AED 918 million ($250 million), expanding their combined commercial real estate portfolio in Masdar City to AED 4.7 billion ($1.28 billion).
The latest deal brings the joint venture's portfolio to seven office buildings and positions the joint venture in one of Abu Dhabi's tech, clean energy, research and advanced industries hot spots.
Masdar City Square has more than 47,000 square metres of net leasable area. The development was completed in the first quarter of 2026 and has already reached 99 per cent occupancy, giving the newly acquired asset a tenant base from the get-go.
Six More Office Buildings Add to Masdar City Square.
This acquisition came through the joint venture formed in 2024 between Aldar and Mubadala. With the addition of Masdar City square the partnership has more than 158,000 Square metres of net leasable commercial space in its Masdar City portfolio.
Its portfolio comprises properties owned by International organisations, including IRENA, Masdar, Siemens, G42 and the UAE Space Agency. The assets have a weighted average unexpired lease term of around 5.2 years, providing the joint venture with significant contracted commercial occupancy. The portfolio also includes over 1,400 residential units, all of which are fully occupied.
99% Occupancy Supports Abu Dhabi Office Demand
Nearly full occupancy of Masdar City Square demonstrates the need for modern office space in Abu Dhabi - particularly from organisations working in technology, energy, research and government sectors. New buildings have already housed several prominent institutions. Tenants are TAQA, the Abu Dhabi Department of Energy, Emirates College and Mohamed bin Zayed University of Artificial Intelligence.
One of the buildings serves as the Abu Dhabi Department of Energy's headquarters and has been designed as a net-zero energy office building. The acquisition for Aldar and Mubadala, therefore, represents a recent completion of a commercial property with established institutional tenants instead of an asset awaiting long-term leasing.

Masdar City Square lies near Zayed International Airport and major highway networks connecting Abu Dhabi and Dubai. Its location grants access to the wider Abu Dhabi business environment while positioning occupiers within Masdar City's commercial and lifestyle environment. Mubadala Highlights Institutional Tenant Base
Mubadala also described the new asset. The purchase adds a newly completed commercial property with near-full occupancy and a quality institutional tenant base, said Ali Eid AlMheiri, Executive Director of Diversified Assets, UAE Investments Platform at Mubadala.
The occupiers profile exposes the asset to organisations operating in government, education, energy and artificial intelligence. This adds to the tenant mix that the joint venture has in its Masdar City portfolio.
Previous Masdar City Acquisitions
The latest deal comes after two major acquisitions for the joint venture. Aldar and Mubadala had previously purchased 17 assets in the Masdar City Green REIT and the Link at Masdar City in the first quarter of 2026. Masdar City Square brings the joint venture's Masdar City real estate portfolio value to around AED 4.7 billion (USD 1.28 billion). It expands the portfolio as Abu Dhabi continues to attract investment in artificial intelligence, clean energy and advanced technology and research.
