Dubai-based real estate firm AHS Properties has announced plans for its largest and most ambitious project to date - the AHS Twin Towers, a $1.3 billion commercial development located on the prominent Sheikh Zayed Road. This follows the company’s recent acquisition of the Shangri-La Dubai hotel for AED1.1 billion, which will be transformed into the new Grade A office complex.

Striking Design by Gensler and AHS Atelier

Designed by internationally renowned architecture firm Gensler, with interiors by AHS Properties’ in-house studio AHS Atelier, the AHS Twin Towers aims to set a new standard for prime office space in Dubai. The development will introduce a striking new architectural presence on Sheikh Zayed Road while offering state-of-the-art, flexible office environments alongside an integrated mix of business, wellness and lifestyle amenities.

50 Stories of Premium Amenities

The AHS Twin Towers will soar to a height of 50 stories, providing sweeping views over Dubai’s skyline. More than 30,000 square feet will be dedicated to wellness and fitness facilities, over 12,000 square feet to upscale dining options, and the complex will provide over 1,000 parking spaces. Unique features will include a private wellness sanctuary with its own lap pool, executive business lounges, and a landscaped rooftop sky garden.

Changing the Workplace Experience

“AHS Twin Towers represents our next major step in Dubai’s commercial real estate market,” said Abbas Sajwani, Founder and CEO of AHS Properties. “Businesses in Dubai are expecting more from prime commercial real estate than ever before. Location will always remain fundamental, but today there is a much greater focus on design, amenities and the overall experience a building can offer.”

Sajwani emphasized that by redeveloping the Shangri-La Dubai into the AHS Twin Towers, the company is bringing together these critical elements of location, design and amenities at one of the most established addresses on Sheikh Zayed Road. “Our aim is to create a workplace that reflects how companies and their teams want to work today, and to set a new standard for the commercial assets Dubai’s next phase of growth will demand.”

Demand Surging for “Grade A+” Space

The move reflects growing demand in Dubai for “Grade A+” office space that integrates health and lifestyle amenities to attract and retain top talent. Post-pandemic factors like air quality, touchless technology, open collaborative spaces, and access to gyms, spas and green spaces have become higher priorities for discerning tenants.

The AHS Twin Towers announcement comes on the note of several major commercial real estate deals in Dubai in recent months. In June, a private family office acquired the Daman building on Sheikh Zayed Road for around AED700 million. In May, Gulf Islamic Investments acquired a commercial tower also on SZR for AED500 million.

Dubai Attracts Corporate Giants

Analysts say demand for premium grade office space continues to outstrip supply in Dubai. Average occupancy in the top-end segment reached 93% in the second quarter according to real estate services firm JLL, with healthy pre-leasing activity continuing in projects still under construction.

The Gulf’s commercial hub has witnessed an influx of companies and talent over the past two years, driven by Dubai’s business-friendly policies, efficient handling of the pandemic, and attractiveness as a global lifestyle destination. Major corporations expanding in or relocating to Dubai range from hedge funds to tech giants to the world’s largest coffee company.

Slated for 2030 Completion

The AHS Twin Towers is slated to commence construction in early 2027 with a target completion in 2030. The announcement marks a significant bet on the continued growth of Dubai’s economy and its emergence as a leading global business center.

For upstart developer AHS Properties, the project aims to further establish the company’s reputation as an innovative force in the market. With the AHS Twin Towers, Sajwani and his team are looking to make a bold architectural statement while redefining the workplace experience for Dubai’s most demanding corporate tenants.
