UAE Property for Canadian Investors

UAE Property for Canadian Investors: Too Much in One Market?

Canadian property has made many owners wealthy on paper, but buying another investment home is a harder sell today. In Toronto and Vancouver, many investor-owned condos now cost more each month than they bring in from rent. Add the mortgage stress test, annual property taxes and vacancy taxes in major cities, and much of your wealth ends up tied to one expensive market.

Owning in the UAE puts part of your wealth in a different economy, with a currency tied to the US dollar rather than the Canadian dollar. Rents typically return 6 - 9% gross, well above the thin margins on many Canadian condos and there’s no annual property tax. Foreign buyers can own freehold in designated areas of Dubai, Abu Dhabi and Ras Al Khaimah with long-term options in Sharjah. TopLuxuryProperty helps Canadians add that second market, with advisors familiar with investing from Canada.

WHY INVEST FROM CANADA?

  • No stress test to buy. Developer payment plans don’t depend on qualifying for a mortgage at an inflated rate.
  • Deposits protected by escrow. Off-plan payments sit in regulated accounts and are released only as building progresses.
  • Rent that can cover the costs. Gross yields typically run 6 - 9%.
  • Warm, dry winters. Use your home as a winter base, then rent it out the rest of the year.
  • A second market and currency. UAE property is priced in a currency tied to the US dollar, not the Canadian dollar.

What Canada Buyers Ask Us Most

Yes, Canadian citizens can own freehold property in designated areas of Dubai, Abu Dhabi and Ras Al Khaimah and long-term ownership options are available in Sharjah. You don’t need UAE residency or a visa to buy.

Yes, if you’re a Canadian tax resident. Canada taxes residents on worldwide income, so rent from a UAE property must be reported on your Canadian return, even though the UAE doesn’t tax personal rental income.

If you hold foreign property that cost more than CAD 100,000 in total, you generally need to file Form T1135 with your tax return. A property used mainly as your own vacation home is usually exempt, but a rental property isn’t.

Canadian residents generally pay Canadian tax on capital gains from selling property abroad. The UAE doesn’t charge capital gains tax on property sold by individuals, so only the Canadian rules usually apply.

Canadian banks rarely lend directly on overseas property. Some buyers use a home equity line of credit on their Canadian home, while lots of buyers rely on developer payment plans that spread the cost over construction. Some UAE banks also lend to non-residents with lower loan limits.

On registered UAE off-plan projects, payments go into a regulated escrow account and are released only as construction milestones are met, that protects buyers if a project stalls, unlike deposits held directly by a developer.

Yes, many owners stay during the UAE’s warm, dry winter months and rent the property out for the rest of the year. In Dubai, short-term letting needs a holiday home permit and a licensed operator can manage it while you’re away.

Yes, most steps can be done remotely and anything that needs signing in person can be handled through a power of attorney, notarised in Canada and legalised for use in the UAE. There are direct flights from Toronto if you’d rather visit.

A property worth AED 2 million or more can qualify you for a 10-year Golden Visa, subject to conditions. Off-plan purchases have extra requirements. Residency in the UAE doesn’t change your Canadian tax residency on its own.
