Damac Properties - the largest private real estate developer in the UAE and wider Middle East - announced it has handed over over 50,000 homes. The developer awarded over AED 10 billion (USD 2.72 billion) in construction contracts during the first half of 2026. It has set a target of 8,800 or more residential units for delivery before the close of the year.

The current handover schedule covers five assets within the portfolio:

The company holds more than 55,000 units and over 100 million square feet of project area in planning and development. Management intends to complete the targeted handovers during 2026 while mobilizing the construction packages awarded in recent months. Those packages establish the base for deliveries scheduled through 2027 and beyond.

Management Point of View on Damac 2026 Handover

Managing Director of Damac Properties, Amira Sajwani, said the ability to execute at scale will increasingly set developers apart as the Dubai residential market matures. She says results depend on mobilizing the right partners, controlling complex construction programs and converting an ambitious pipeline into finished homes and operational communities. She added that contract awards recorded in the first half strengthen the delivery platform and maintain momentum across the portfolio.

The next 55,000 units need tight control at every stage, said Mohammad Tahaineh, Chief Project Officer. Disciplined program management allows the company to track procurement, quality, contractor performance, site productivity and risks before they reach the delivery schedule. And this operational resilience has kept construction moving through 2026 despite global supply chain pressures, he noted.

Market Context in Dubai

Handovers are accelerating across the emirate. Nearly 25,000 new homes reached completion during the first half of 2026, an increase of 36 percent against the same period a year earlier. Research from Cushman & Wakefield Core records more than 13,200 units delivered in the second quarter alone, with approximately 32,000 further units expected in the second half. The rising volume places greater weight on construction capacity, contractor performance, and the conversion of project pipelines into finished stock.

Progress Across the Communities

Damac Lagoons forms the largest component of the 2026 program:

  • Approximately 6,300 homes are targeted for handover, against about 513 in 2025
  • Infrastructure, landscaping, and associated works have passed 80 percent completion
  • Around 177,000 square meters of water bodies are being commissioned in phases

At Damac Hills, roughly 85 percent of the community has been completed and handed over. An active portfolio valued at approximately AED 3 billion continues across the remaining villas and towers, and dozens of luxury residences are being handed over at Cavalli Estates and Utopia this year.

Damac Hills 2 extends across 55 million square feet and currently holds close to 11,000 completed homes. More than 1,500 villas are scheduled for handover during 2026. Deliveries are also progressing at Chic Tower and Elegance Tower, which extends the program across the high-rise segment of the portfolio.

Controls Supporting the Schedule

Several measures support the handover targets:

  • Strategic contractor appointments across active packages
  • Early procurement and bulk sourcing of materials
  • Technology-enabled oversight of project performance
  • Monthly quality and safety assessments against defined benchmarks
  • Site inspections supported by corrective-action plans were required
