In India’s biggest cities, property has become expensive to buy and slow to pay back. Luxury homes in Mumbai, Delhi NCR and Bengaluru command high prices, while rental yields often sit around 2 - 4%. Stamp duty and registration add a large upfront cost and many buyers have waited years for delayed under-construction projects. For families wanting both a home and steady income, the numbers rarely work.
The UAE offers a different equation, just a three-to-four-hour flight away. There is no annual property tax, foreign buyers can own freehold in designated areas of Dubai, Abu Dhabi and Ras Al Khaimah and gross rental yields typically run 6 - 9%. Off-plan payments go into regulated escrow accounts and the dirham’s US dollar peg adds a dollar-linked asset to a rupee-based portfolio. Staged payment plans also make it easier to send funds over several financial years within LRS limits. TopLuxuryProperty helps Indian buyers compare projects across the UAE and connects you with advisors who understand LRS rules and how Indians invest abroad.

Under the RBI’s Liberalised Remittance Scheme (LRS), resident Indians can send up to USD 250,000 per person each financial year, including for property abroad. Family members can each use their own limit, which helps couples or families buy together.
If you’re an Indian tax resident, rental income and capital gains from UAE property are taxable in India, even though the UAE doesn’t tax them. You must also declare the property in Schedule FA of your income tax return.
Indian banks generally don’t finance property abroad, but buyers use their own funds through staged payment plans and some UAE banks offer mortgages to non-residents.
Yes, NRIs aren’t bound by LRS in the same way and can usually pay from overseas income or NRE/NRO accounts, though repatriation limits apply to NRO funds.
Yes, on registered UAE off-plan projects, payments go into regulated escrow accounts and are released to the developer only as construction milestones are met. This protects buyers if a project stalls.
