How the DIB Off-Plan Home Finance Structure Works?

The structure differs from a standard home loan. During construction, you do not begin paying the full monthly installment. Instead, you pay only the profit portion of the facility.

Here is the sequence you can expect:

  • During construction, you pay only the profit component on the amount financed.
  • As milestones are met, DIB releases financing tranches to the developer in line with the agreed milestone plan. Your profit payment rises gradually as more of the facility is drawn.
  • At handover or 24 months, full monthly installments covering both principal and profit begin either when the property is handed over or within 24 months of taking the finance, whichever comes first.

Who Qualifies for DIB Off-Plan Home Finance?

One of the more notable aspects of this product is its qualification. It is not limited to CGC citizens or people living in the country. According to DIB, this new scheme is open to eligible applicants across several categories:

  • UAE nationals
  • UAE residents
  • Non-residents purchasing from abroad
  • Existing DIB customers across diverse segments

Eligibility remains subject to the bank's standard requirements. So approval still depends on your financial profile and the specific property. Opening the door to non-residents is significant because overseas buyers form a meaningful share of demand in the UAE off-plan market.

The financing applies to under-construction freehold properties from leading developers across the UAE. Because DIB confirms availability across every emirate, you are not restricted to Dubai or Abu Dhabi. The bank has also signaled that it is exploring collaborations with major UAE developers. He notes that home finance now needs to be more flexible and transparent and to match the way people actually purchase property.
