Abu Dhabi has opened the booking and sales process for 1,500 residential units in the West Baniyas Housing Project. Eligible citizens can now choose their preferred homes inside the development themselves.

The Abu Dhabi Housing Authority confirmed the launch on Wednesday (2nd September 2026). The authority introduced a phased digital booking system. Housing grant beneficiaries gain access first. Other housing benefit recipients follow in later stages.

Modon Properties developed the project. Teams expect to finish the full development during the second quarter of 2027.

How the West Baniyas Housing Project Phased Booking Works

Families Can Reserve Neighbouring Homes

The booking platform draws on first- and second-degree family records. Eligible relatives can therefore reserve homes close to one another. Families no longer depend on chance placement inside the development. The authority linked this feature to the Year of the Family initiative. Grouping related households together supports daily contact and mutual support between relatives. The wider model marks a clear change in how Abu Dhabi delivers housing benefits. In the past, citizens received an assigned property. Under the new system, beneficiaries pick their own home from the available stock. This gives each applicant far more say in the outcome.

Homes Designed to Grow With Families

Modon Properties planned West Baniyas as an integrated community. The developer designed the scheme to meet the long-term needs of UAE nationals. Every unit supports future physical expansion. Families can extend or adapt their home as the household grows. A larger family does not need to move to a new property.
