Buying UAE property from the US

Buyers based in the United States can research, reserve and pay for UAE property largely remotely. Our consultants work across the time difference — Dubai is typically 8–9 hours ahead of US Eastern Time and 11–12 hours ahead of Pacific Time — so calls, virtual viewings and document reviews can be scheduled around your working day.

The UAE dirham has been pegged to the US dollar since 1997 (AED 3.6725 per USD), which many US buyers find makes budgeting and tracking payments in dollars straightforward.

Why US buyers look at UAE property

  • Freehold ownership for foreign nationals in designated areas of Dubai and other emirates.
  • A dollar-pegged currency, so AED prices translate predictably into USD.
  • Developer payment plans on off-plan projects, spreading the cost over the construction period.
  • Escrow-protected off-plan payments for registered Dubai projects.
  • A wide choice of communities, from waterfront apartments to villa communities, across several emirates.

Market conditions change; past performance is not a guide to future returns.

How the Buying Process Works

Most of the process can be handled from the US. Some steps may need documents signed, notarised or attested, or a power of attorney — requirements vary by developer and transaction.

  1. 01

    Consultation & shortlist

Tell us your budget, timeline and goals. We shortlist suitable projects and communities and walk you through each one on a video call.

  2. 02

    Reserve your unit

Once you choose a unit, the developer issues a reservation (booking) form and the booking amount is paid to secure it.

  3. 03

Sign the Sales & Purchase Agreement

The developer issues the Sales & Purchase Agreement (SPA). We help you review the key terms before you sign — independent legal advice is recommended.

  4. 04

    Registration

The purchase is registered with the relevant land authority (for Dubai off-plan property, the Dubai Land Department's interim Oqood register).

  5. 05

    Payment plan & handover

Instalments follow the developer's payment plan. At completion the unit is inspected and handed over, and the title deed is issued.

Frequently Asked Questions

Yes. US citizens, like other foreign nationals, can buy freehold property in Dubai's designated freehold areas. We confirm eligibility for every project we recommend. Please take independent legal advice for your circumstances.

Not necessarily. Reservation, agreement signing and payments can often be completed remotely, although some steps may require notarised or attested documents or a power of attorney. We explain what your chosen developer requires.

Payments are normally made by international bank transfer to the developer's project escrow account or the account specified in your agreement. Check transfer limits, fees and timings with your US bank before you commit.

We do not provide tax advice. US persons may have tax and reporting obligations relating to overseas assets and income, so please speak to a US-qualified tax professional before buying.

Off-plan property is bought from the developer before construction is completed. Buyers usually pay in instalments under the developer's payment plan, with the balance due around handover.

Payments for registered off-plan projects in Dubai are made into a project escrow account regulated by the Dubai Land Department / RERA rather than directly to the developer. We can show you the escrow details for any project you consider.

Yes. UAE property is priced and transacted in UAE dirhams (AED). Any price shown in another currency is an indicative conversion only and will change with exchange rates.

Property ownership can support certain UAE residence visa applications, subject to criteria set by the authorities (such as minimum property value). These criteria change, so always check the current official requirements before relying on them.
