In a recent interview, Alisa Novokhatko, Project Director at Dubai developer QUBE Development, explained why the company chose JVC for its first two projects. She said JVC “continues to be one of Dubai’s most attractive areas due to its affordability and strong rental yields.” This makes it popular for both investors looking for returns and end-users searching for a new home.

The area has seen high demand that is reflected in strong off-plan sales. Ongoing infrastructure improvements and access to major roads also make JVC a convenient place to live. It sits near key neighborhoods like Dubai Marina and Business Bay while only being a short drive from the expanding Al Maktoum International Airport.

As Novokhatko noted, the location also has “green spaces, retail centers and schools,” exactly what families want in a community. She said their new MIDORA Residences project, slated for completion in 2027, caters to small families with amenities like playgrounds, a large pool, and private BBQ spots.

QUBE Development Expanding

While JVC remains a focus, QUBE Development has growth plans beyond the area. Novokhatko shared that they already “are preparing for our next landmark project in Dubai Studio City .” This will expand their footprint in Dubai’s red-hot real estate sector.

She emphasized that the company’s “community-centric” developments appeal to a wide demographic - everyone from local and overseas investors to young professionals and families. The unique designs and convenience attract buyers while ensuring stable returns over the long term.

Innovative, Sustainable Projects

QUBE Development has partnered with world-renowned architect Nikken Sekkei for the design of MIDORA Residences. The firm is known for blending traditional Japanese elements with modern techniques.

The facade was inspired by “Yuragi” - a Japanese term meaning “gentle fluctuation.” It will appear to change dynamically throughout the day depending on lighting and shadows. Indoor and outdoor green spaces also promote sustainability and healthy living.

Smart home technology will provide energy efficiency and automation in each unit. This allows residents to reduce utility expenses and easily control lighting, temperature, and security systems.

Overcoming Construction Challenges

While construction costs have slightly risen, Novokhatko said this has a “not a major concern.” The self-funded company has taken steps to get ahead of typical construction issues that affect timelines, quality and budgets.

To better manage projects, they appointed an in-house contracting division. This tight oversight reduces delays and helps quickly resolve any problems that crop up during development. It allows them to meet deadlines like the 2027 completion target set for MIDORA Residences.

Positive Outlook Amid Growth

Novokhatko maintains an optimistic viewpoint on Dubai Real Estate over the next few years. The market is poised for further expansion thanks to business-friendly government initiatives and policies tailored toward investors and residents.

For example, long-term visas and payment plans to buy off-plan properties make Dubai more attractive for expatriates and end-users. As the economy continues bolstering, demand for units across Dubai, including hotspots like JVC, looks set to rise.
