New data from Crompton Partners, a real estate agency based in the UAE capital, shows demand climbing across both the off-plan and built segments, though buyers are growing noticeably more selective about where they invest.

What are Off-plan Secondary Sales?
Off-plan secondary sales refer to the resale of a property that is still under construction. The original buyer sells their unit to a new buyer before the project is completed and handed over, rather than waiting for the keys and reselling as a finished home.
This differs from a primary off-plan sale, where the buyer purchases directly from the developer. In secondary sales, the deal happens between two buyers on the resale market. Abu Dhabi is seeing huge growth in this sector.
How is Abu Dhabi Seeing Strong Growth in the Off-plan Secondary Sector?
Crompton Partners' Off-Plan Secondary Market Report highlighted 883 transactions across 25,422 active off-plan units in Q2. This marks a 56% rise from the 567 deals recorded in Q1, and it points to growing demand even as prices move higher.
Yas Island, home to Abu Dhabi's entertainment hub, drove much of the activity with 366 transactions, up 40% quarter on quarter. Within Yas Island, the Gardenia district was the single busiest project, posting 156 transactions. The strongest turnover rates showed up in developments nearing or moving toward handover, where buyers can see exactly what they are getting.
What Is Driving Buyer Demand in Abu Dhabi?

Ben Crompton, Managing Partner of Crompton Partners, said the clearest shift this quarter was a distinct acceleration in the off-plan secondary market.
"Buyers are becoming much more specific about what they want, and we are seeing particularly strong liquidity in well-priced projects where completion is visible and buyers can see clearly what they are purchasing," he said.
He described a market that now rewards careful project selection more than the area itself. "This is increasingly a project-by-project market, rather than one where an investor can simply choose an area and expect everything within it to perform in the same way. Handover timing, product, price point and the depth of the resale market all matter."
Abu Dhabi’s Built Property Market Sends a Different Signal
Transaction volumes in the built market eased from Q1, but prices across many established communities still posted substantial annual gains, according to Crompton. He said that combination as a sign that demand remains intact but has grown choosier.
"Transaction numbers have moderated from the first quarter, but prices across many established communities are still showing substantial annual gains. That tells us demand has not disappeared. It is becoming more selective," he said.
How Established Communities Are Performing
While off-plan properties grab the headlines, the established, ready-to-move-in market tells its own compelling story. In the second quarter of 2026, 483 built properties transactions generated $340 million in sales across six key zones.
Reem Island completely dominated this space. Retaining its crown as the most active established residential area, Reem Island recorded 223 transactions worth an impressive $108 million (AED 399.3 million). That accounts for almost half of all the built-market transactions tracked in the latest report.
Crompton said Abu Dhabi now behaves like several distinct property markets. "Reem remains the liquidity engine of the established apartment market, while Saadiyat continues to command exceptional values at the premium end. Al Reef is showing very strong price and transaction momentum, and Yas is dominating off-plan secondary activity," he said.
