Aldar Yas Point offers a flexible payment plan which gives buyers a structured plan spread across the construction period, with a smaller portion due on handover. Many of Aldar’s waterfront communities open with flexible down payments starting around 10 to 20%, followed by construction-linked instalments tied to project milestones. Brief Overview

Aldar has unveiled Yas Point, a new waterfront project on Yas Island in Abu Dhabi. The masterplan has a gross development value of AED 6 billion (approximately USD 1.63 billion), and is one of Aldar’s most ambitious coastal projects to date.

Yas Point is located on the north coast of Yas Island, covers an area of approximately 600,000 square metres and combines homes, hospitality, education, retail and leisure in a single, connected community. The completed community will feature 5,000 residents in 1,600 units, including conventional apartments and branded homes with a five-star resort hotel.

What is special about Yas Point? Location. The location is adjacent to some of the UAE’s largest attractions, such as SeaWorld Abu Dhabi, Warner Bros. World Abu Dhabi, Yas Mall and the Yas Marina Circuit. Two other big attractions, Disney Abu Dhabi and Sphere Abu Dhabi, are also scheduled to open shortly. Residents get world-class entertainment without ever leaving the island.

The master plan is centered around a park-to-sea connection. This walkway connects the 60,000 sqm Lea Park to the waterfront via smaller parks, walking trails, neighbourhood gardens and shaded seating areas. The end of the road is at the first public beach on the north side of Yas Island, with direct access to sand and sea.

The waterfront itself is focused on a 700-metre promenade. This area will feature beachfront restaurants, retail shops, and public gathering areas, as well as an open water section for kayaking and windsurfing. The shoreline is designated for residents who prefer a more relaxed beach experience. A water taxi service is also planned to make connectivity between Yas Point and other parts of Yas Island easier.

Another key priority is connectivity. Aldar has planned Yas Point to be connected to the wider network of the island by pedestrianised streets, cycle lanes and planned access to future mobility infrastructure. The community is linked to other developments in the surrounding area with more extensive access to parks, schools and retail areas.

Within the masterplan, there is also a dedicated international school for approximately 3,600 students. This addition makes Yas Point a viable long-term family home choice, rather than a holiday or investment property, as it offers excellent schooling opportunities.

Aldar’s strategy for similar Yas Island developments highlights that a wide range of unit types, including studios to larger multi-bedroom units, and some villas or townhouses.

Similar branded residence launches in Abu Dhabi provide a good reference point: one-bedroom units can start from around 700 to 900 sq. ft., two-bedroom units are priced around 1,100 to 1,400 sq. ft., and three-bedroom units are priced closer to 1,800 sq. ft. and above.
