Real estate brokers in Dubai have been ordered to remove from their platforms within the next three days all properties that are no longer for sale or rent. The Dubai Land Department announced this rule effective starting Wednesday after previously deployed agents caught some realtors who continued advertising unavailable properties.
The Department warned, “All real estate agents should be able to synchronize the digital platforms in three working days, and that will remove all properties the buyer cannot access or properties intended for renting only.”
This move takes the next step after last week’s action, where 30 companies were punished with a 50,000 dirham fine for advertising rules violations. The authorities will do nothing but make sure that the real estate market in Dubai, which was responsible for 1.6 million contracted deals and above 634 billion AED in gross transactions in 2023, is transparent.
According to the results of a Khaleej Times poll, surprisingly, 21.5% of those who took part in the poll claimed that they were misled by some of the advertisements about the properties either being unavailable or already taken. For 32.4% of consumers, these photos proved to deceive, and the ‘normal’ consisted of “a very different reality.”
To comply with the new order, brokers and real estate portals are obliged to delete the withdrawn listings and send proof of it to licensing@rera.ae. Popular platforms like Dubizzle.com, Propertyfinder.com, Bayut.com, & TopLuxuryProperty.com etc., and industry experts such as Asteco and Allsopp & Allsopp must ensure listings are accurate and recent.
It is the case with the Department of including information within the real estate market: the possibility of making all investors and future occupants more certain about the marketplace. The three-day parameter signifies a zero-tolerance approach under the violating method of unethical practices, which later undermine industry integrity.
