Dubai Rental Market Report Q2 2024

As you scan listings and viewings to find your next Dubai home, you’ve likely noticed the rental market heating up. Prices keep rising all across the board, be it an affordable apartment or a villa of luxury standards.

For those moving to or within Dubai, some of the biggest priorities will no doubt be finding good-value housing. The good news is that there are options across budget segments, even amidst rising rents.

Knowing where to look is the trick. Our detailed, mid-year outlook for Dubai's 2024 rental market will show you precisely which areas to find the most affordable rentals for apartments and villas across popular localities in the city.

Rental Market Overview

In the first half of 2024, rental rates for both apartments and villas continued their upward climb. Property prices increased across affordable, mid-range and luxury offerings.

Among apartments, affordable units saw a 1-31% rise. Mid-tier options climbed up to 16% higher. Luxury rentals increased by a maximum of 12%.

On the villa front, affordable rents went up between 1-31%, similar to apartments. Mid-range villa rates rose by 15%. And high-end villa rents appreciated by up to 27%.

So what do all these percentage increases really mean for you as a tenant? Let's explore Dubai's top neighborhoods to rent apartments and villas to find the best deals.

RENTAL PRICES IN DUBAI FOR AFFORDABLE APARTMENTS IN POPULAR AREAS

First, a reality check on budgets. Defining “affordable” is tricky in Dubai, but we’re looking at cheaper areas relative to the high-flying districts. If you seek affordably priced flats on rent in Dubai, Deira, Al Nahda and International City deserve attention.

In Deira, average asking rents for studios held steady at AED 30,000 yearly. 1-beds went up 9.16% to AED 51,000 per annum. And 2-bed units saw a 9.24% rise to AED 79,000 yearly.

Al Nahda saw the highest rental surge among affordable areas - a whopping 31% for studios to AED 41,000. 1-beds rose 10% to AED 46,000 and 2-beds climbed 7.63% to AED 59,000 per year.

International City also witnessed decent upticks of 13.8-17.2% for 1-2 bed flats. Overall, you can find apartments in these two areas for AED 35,000-58,000 annually.

Rental rates across these areas climbed between 4% to 32%. The steepest jump was a 31% increase for Al Nahda studios. This signals that demand is further squeezing Dubai’s limited options for cheaper flats. So for the cheaper one, consider International city priced at AED 35,000-58,000 per year.

RENTAL PRICES FOR MID-TIER APARTMENTS IN POPULAR DISTRICTS

Now, if your budget stretches slightly higher, you’re looking at mid-tier apartments ranging from AED 50k to AED 150k per year. In this segment, Jumeirah Village Circle (JVC), Bur Dubai and Dubai Silicon Oasis saw 5-16% rental increases across units.

In JVC, studios averaged AED 51,000 yearly, rising 9.49%. 1-bed rates grew 3.89% to AED 74,000 and 2-beds were up 9.31% at AED 109,000 per year.

Bur Dubai saw studios at AED 43,000, with 1-beds at AED 72,000 and 2-beds averaging AED 96,000 annually post uplifts.

Dubai Silicon Oasis also witnessed double-digit growth for studios (13.5%) and 1-beds (10.7%), taking average rents to AED 42,000-57,000 each.

So for mid-priced quality flats on rent, JVC and Bur Dubai fit the bill from AED 43,000-109,000 yearly.

RENTAL PRICES IN DUBAI FOR LUXURY APARTMENTS

Finally, we enter millionaire territory with Dubai’s premium apartment offerings, where opulent living comes at a premium. In this premium segment, Dubai Marina, Business Bay and Downtown Dubai saw consistent demand from tenants. Most unit types here climbed 2-7%, barring minor drops for some Downtown apartments.

In Dubai Marina, average yearly rents stood strong at AED 110,000 for 1-beds, AED 176,000 for 2-beds and AED 269,000 for 3-beds post-increases recorded in 2024.

Business Bay saw a rise across offerings, with rents averaging AED 103,000 for 1-beds, AED 153,000 for 2-beds and AED 228,000 for 3-bedders on annual leases.

Downtown Dubai overall saw 1-3 bed flats leased around AED 139,000-371,000 despite small dips in some larger units.

So for lavish waterfront living, check out Dubai Marina. For an upscale downtown address, view options in Business Bay or Downtown itself, with ample amenities at your doorstep.

POPULAR AREAS TO RENT VILLAS IN DUBAI

Now coming to villa rentals for families or large groups. If you seek affordable detached homes, DAMAC Hills 2, Mirdif and Dubailand saw decent upticks in 2024 for most units.

In DAMAC Hills 2 , 3 to 5-bed villas averaged around AED 103,000-148,000 yearly post 8-11% growth registered.

Mirdif also witnessed upward momentum, with average yearly rents rising to AED 125,000 for 3-beds, AED 149,000 for 4-beds and AED 179,000 for 5-bed homes.

Dubailand saw its 4-bed offerings stabilize at AED 201,000 annually. But 3 and 5-bed options went up slightly to approximately AED 162,000 and 316,000 each.

Overall, across these neighborhoods, you can comfortably find 3 to 5-bed villas priced AED 103,000-316,000 per year.

POPULAR AREAS TO RENT MID-TIER VILLAS

In this mainstream segment, master-planned Town Square led other upcoming areas like JVC and The Springs.

Town Square saw its 3 and 4-bed villas priced reasonably stable at approximately AED 148,000-185,000 each on yearly leases.

JVC witnessed decent upticks in the 9-15% range for its 4 and 5-bed detached homes. Average rents here clocked in at AED 179,000 for 3-beds, AED 212,000 for 4 beds and AED 239,000 yearly for 5 bedrooms.

The Springs in Dubai also held average rents across its villa configurations, which are typically priced from AED 261,000-294,000 annually.

So if you want a pleasant neighborhood feel without overstretching your budget, Town Square and JVC both offer great options in this price bracket.

POPULAR AREAS TO RENT LUXURY VILLAS

In Dubai's elite villa segment, established areas like Dubai Hills Estate, Al Barsha and DAMAC Hills saw traction.

Average yearly rents in Dubai Hills Estate went up marginally by 2-9% for its ultra-lavish 4 to 6-bed detached villas. Overall rates here clocked AED 348,000-1.72 million across configurations.

Al Barsha saw a correction of 15% in the rates for 4-beds, bringing starting rents closer to AED 330,000 per year. But 5 and 6 beds still hovered around AED 430,000-570,000 on average.

DAMAC Hills was a mixed bag - while 4-beds dipped 3%, 5 and 6-beds went up by 4-27%. Expect rents of around AED 335,000 for 4-bed, AED 427,000 for 5-bed, and AED 646,000 for 6-bed options.

Top Luxury Communities to Rent Apartments

Dubai Marina

The Marina saw average rents for 1-bed apartments soar over 11% yearly, now exceeding Dh 109k per annum. Rents for plush 2 beds also rose steadily, reaching Dh 154k.

Business Bay

Fast-emerging as a leading luxury area, glamorous Business Bay also saw yearly rent rises averaging 13% for 1 and 2-bed apartments. With executive Canal views from high-end towers, Business Bay brings a sophisticated ambiance with the convenience of a central location.

Other High-End Areas

Beyond the top 3, Jumeirah Beach Residence and newer Dubai Hills Estate developments ranked as top luxury apartment options with steep yearly rent inflation between 13% to 27%.

JBR properties can enjoy both beachfront lifestyle and Dubai Marina skyline views, while Dubai Hills Estates offers outstandingly plush villas and townhouses beside a championship golf course.

Top Luxury Communities to Rent Villas

Al Barsha

For luxury villas and mansions, popular Al Barsha in central Dubai ranked first for classy living. Arabian Ranches and newer Dubai Hills claim top spots too, but Al Barsha saw particularly spectacular 25% yearly rent rises for 4-beds averaging Dh 296k.
