Master Plan of Ghaf Woods
Ghaf Woods is a residential concept envisioned as Dubai’s first “forest living” community. It is an ecologically sensitive, master-planned development with high regard for nature, sustainability, and resident well-being. At its core, the master plan intends to create a place where thick forest landscapes meet urban life. The developer wants a community with more trees than residents and exceptional biodiversity - including more than 20 species of birds. The community is based in 11 clusters - initial phases named Serra and Cilia - but linked to the central forest.
Ghaf Woods masterplan is built upon four fundamental pillars:

Sustainability & Climate Focus
Commitment to sustainability and climate management defines the Ghaf Woods master plan. The resilience of the native Ghaf tree forms the basis of the ecosystem. The huge tree canopy provides natural cooling and creates a microclimate where the outdoor ambient temperature is 5 degrees Celsius cooler than in the city. The natural air conditioning and the purifying action of the dense foliage create a cleaner air quality for the inhabitants. It also includes advanced strategies for sustainable water capture and treatment, efficient design, and energy generation to maintain the entire forest and its landscapes.
Pedestrian-First Lifestyle & Amenities
Lifestyle and wellness are embedded in the community. Design philosophy is for a “walkable 5-minute community” where pedestrian-first amenities are reached via shaded forest pathways. For this purpose, vehicle traffic is reduced and largely confined to underground parking solutions. This design choice improves safety, reduces noise pollution and preserves nature - an ideal location for families and individuals.
Residents will have access to a central Forest, an interactive Forest Experience Centre, dedicated wellness pavilions, therapeutic gardens, and many “forest edge” swimming pools. The masterplan includes a 3.5-kilometer mountain biking loop, adventure trails, a skatepark and various fitness stations. Social and convenience needs will be met at the “DISTRIKT” lifestyle center, which will house retail shops, signature restaurants, and farm-to-table culinary concepts for residents to live, work, and relax in their forest setting.
