Off Plan Projects in Sharjah

Sharjah's property market has seen major infrastructure investment, new residential communities, and rising buyer confidence. The emirate appeals to residents and investors for clear reasons: prices remain more affordable than neighbouring Dubai, build quality is high, and the lifestyle is calm and family-focused. Total transactions reached AED 29.5 billion in transactions during the first half of 2026, and momentum has carried into the future. Average asking prices are near AED 2.5 million, while studios and smaller apartments begin at a far lower entry point.

Fees, Costs and Mortgages

Sharjah keeps transaction costs low, although buyers should budget for several additional charges on top of the purchase price.

What You Will Pay

  • Registration fee: 2% - half of Dubai's rate.

  • Agent commission: typically 2%.

  • VAT: 5% on applicable services.

  • Title deed & administration fees: small, fixed charges.

  • Service charges: for shared facilities & maintenance.

  • Mortgage fees: If you finance the purchase, processing and registration costs apply.

The government has previously slashed registration fees by 50% at the annual ACRES exhibition. Timing is a big savings.

Getting a Mortgage

  • Choose the right bank and mortgage plan.

  • Preparation of documents and submission of the application.

  • Waiting on loan approval from the bank.

  • Sign the mortgage agreement.

  • Register the mortgage at SRERD.

Banks normally finance foreign buyers up to 75% or more of the property value on 15 to 25 years repayment terms.

Can Foreigners Buy in Sharjah?

Yes. Under Law No. 2 in 2022, non-UAE nationals can own 100% freehold ownership in approved zones. You can get a formal title deed and the right to buy, lease, sell or transfer the property. A UAE residence visa isn't necessary to buy a property in Sharjah. A property worth AED 2 million or greater is also eligible for a long-term UAE residence visa.
