Payment Plan
BNW Developments has structured Dolce Residences around a construction-linked payment format, the standard approach across Al Marjan Island's off-plan market. The full schedule will be published with the sales launch. Based on the Q4 2028 completion date and BNW's previous releases, buyers can expect a staged plan that spreads payments across the construction phases. Instalments are interest-free and not fixed by calendar dates, aligned with visible progress on site. Early registrants are generally offered the most flexible terms.

Brief Overview
Dolce Residences by Wyndham is a boutique residential development on Al Marjan Island, by BNW Developments in partnership with Wyndham Hotels & Resorts. This is the first Dolce Residences in the world, and it is the second project BNW has partnered with Wyndham, following the huge success of Ramada Residences.
The building holds 93 residences and five retail spaces, with handover scheduled for Q4 2028. That unit count matters. Al Marjan Island has attracted several large towers over the past three years, and Dolce's strategy is different, prioritising a smaller resident community, quieter shared spaces and a stronger sense of address.
Dolce Residences Masterplan & Architecture
The design brief centres on restraint. BNW describes the architectural language as thoughtful, balanced and timeless, with maximise view corridors and holding a direct visual connection to the water and the surrounding landscape.
-
Boutique-scale tower with 93 residences across an efficient floor plate
-
Five ground-level retail units serving residents and the wider island
-
Orientation planned around sea views and natural light penetration
-
Wellness, experience and balance as core principles
-
Refined material palette favouring simplicity over decorative excess
-
Amenity zones layered vertically, including rooftop-level facilities
-
Landscaped podium linking the building to the island's pedestrian network
Why Invest in Dolce Residences by Wyndham?
-
First-of-its-kind brand: The world's debut Dolce Residences, a distinction that supports long-term resale positioning.
-
Limited supply: Only 93 units, against a market where most Al Marjan projects come in over 200 units.
-
Hospitality management: Wyndham operating standards applied to a residential product, supporting rental performance.
-
The Wynn effect: Wynn Al Marjan Island, the UAE's first licensed casino resort, is targeting a 2027 opening nearby, and will capitalise the price by 2 to 3X.
-
Freehold title: Al Marjan Island is a designated freehold zone open to foreign ownership.
-
Entry pricing: Beachfront branded residence below comparable Dubai waterfront addresses.
-
Rental demand: Island occupancy is supported by year-round tourism and a growing resident base.
-
Established partnership: BNW's second project with Wyndham, following a working relationship already tested in the region.
Starting Price
Dolce Residences enters the market at a moment when Al Marjan Island is going to see the Middle East's first casino launch. The market is already very high note. The previous BnW and Wyndham partnership project, Ramada Residence, was launched at AED 2.3 million, and this project is also likely priced at the same bracket. With only 93 units in the building, the first release is expected to sell out quickly. Buyers registering early typically secure the better value, the good views units and a Wyndham premium membership free of cost.

Floorplan
Floor plans at Dolce Residences follow the boutique design layout. With 93 residences across the tower, floor plans include fewer units than the island norm. This translates into wider frontages, better cross-ventilation and fewer shared corridors. As per BNW other projects, this Dolce Residences' prime highlight is its all waterfront units, with floor-to-ceiling glazing, stone carving interiors and AI-enabled smart home.
Interiors follow the Dolce design direction: metal theme color palette, clean lines and gloss finishes. Kitchens are integrated rather than separated, and bathrooms are specified to hospitality standards. Here is an inductive floorplan of Dolce Residence at Al Marjan Island.

Features & Amenities
The amenities at Dolce Residences are built around wellness and everyday life. With a smaller resident count, accessibility of both shared and unit-specific amenities makes this boutique building a worthwhile consideration. Residents have access to pool and deck areas, fitness and recovery facilities, and social spaces suited to both quiet evenings and hosting. Five retail units at ground level cover daily convenience without leaving the building. Beyond the podium, residents can enjoy the Al Marjan Island's 3.5-kilometre corniche, its beaches and its restaurant strip. Most usp is by investing in this BnW project, residents will also benefit from exclusive Wyndham privileges, including a one-year complimentary Wyndham Rewards Platinum membership. By using this, they can get preferred rates across more than 8,400 hotels worldwide and priority access to member-only offers and promotions.
Master Plan
Dolce Residences' location is on Al Marjan Island, a four-island archipelago in the Arabian Gulf. The islands have 7.8 kilometres of beachfront area and now function as the emirate's flagship leisure and residential destination after the Wynn Casino announcment.
Road access has improved from the past. The Wynn Bridge provides a direct link between the island and the mainland network. From Dubai, the drive takes roughly 50 to 70 minutes via the E311 or E611. Abu Dhabi is around 90 minutes to two hours by car. RAK city is a short taxi ride away, and Ras Al Khaimah International Airport is a straightforward drive.
