Emaar Development has increased its presence in the prime Ras Al Khor area with the acquisition of a large land plot worth AED2.9 billion ($790 million) from Amlak Property Investment.
The transaction, disclosed to the Dubai Financial Market where Emaar shares are listed, includes a large plot with “significant future development potential”. The deal is at the purchase price plus associated costs and is expected to be completed by July 31, 2025.
Strategic Move in Proven Location
This is in addition to Emaar’s existing presence in Ras Al Khor, home to its flagship Dubai Creek Harbour . The mega-project has established itself as one of the most sought after destinations in Dubai, offering residents views of the iconic Burj Khalifa and Dubai’s evolving skyline while being close to the serene Ras Al Khor Wildlife Sanctuary.
The location’s appeal is in its unique positioning – urban sophistication and natural tranquility. Dubai Creek Harbour, one of the potential areas where you can frequently see many Emaar upcoming projects, has proven the area’s commercial viability and residential desirability, so this additional land acquisition is a logical move.
Financial Impact and Growth Strategy
Emaar said the land purchase supports the company’s growth strategy. “This will enable the company to expand its land bank and launch new projects in line with its core business” the company said in its market disclosure. The transaction will be funded from internal resources, reflecting Emaar’s strong balance sheet. The impact will be reflected in either the second or third quarter of 2025 results.
Market Context
This comes as the Dubai real estate sector continues to show resilience and growth. Emaar recently reported a 50% increase in first quarter revenue to $2.8 billion driven by strong sales across its portfolio.
Ras Al Khor is emerging as one of the best areas to invest in Dubai, between the city’s established urban core and developing areas. The presence of the wildlife sanctuary adds an environmental dimension that appeals to residents and investors looking for sustainable developments.
Future Development Potential
While details of the development on the new land are not yet announced, Emaar’s past projects suggest it will be a mixed use development with residential, commercial and retail components. Dubai Creek Harbour is the proof of concept for the area.
This acquisition is part of Emaar’s strategy to expand its land bank in high growth areas and position the company for continued growth in Dubai’s real estate market. It’s not just a big financial investment but a bet on Ras Al Khor being a prime destination in Dubai’s urban landscape.
